Technology has drastically changed the way we live and continues to grow and expand every day – touching almost every area of our lives, including real estate. It has definitely brought with it a lengthy list of pros and cons that we could talk through extensively! One of my favorite pieces of technology is the ability to do virtual staging of homes! It has improved the real estate scene in countless ways and has really allowed us to work with the needs and rhythm of modern families.
What is virtual staging? That may be the question on most of your minds, and I am happy to answer! Staging a home refers to presenting a home in a way that emphasizes its best qualities and allows the buyer to easily visualize their life there. In the past, it has referred to moving furniture around, redecorating completely, decluttering, and maybe even painting the walls with a neutral color to best display the home and its benefits. But with the advance of technology, staging no longer is confined to the physical re-adjusting! Virtual staging gives me the ability to take pictures of your home and edit them with advanced digital software. I can take an empty room and add furniture that makes it look inviting, as well as add decor, etc. My goal in doing this is never to be deceiving – in fact, it is helpful to show a potential buyer the before and after pictures so that they know what they are buying, but are also able to picture it more personalized to them as they unlock new doors.
Using virtual staged photos in marketing. When I work with my sellers to market their home, I often include virtual staging if it’s an option and if their home is emptied before selling. I blow up the gorgeous virtual pictures and mount them on foam boards to display them in the home. When potential buyers walk through, they can also see the room with furniture and visualize what the room could look like. I also will include the virtual staged photos in my social media marketing and other online sites. I always make sure the pictures are marked “Virtual Staged” so the potential buyer can see this.
