Why Your Preparation Should Start this Fall
With spring being the primary selling season in real estate, many sellers choose to list their homes in the early spring months. But that doesn’t mean that your hands are tied as far as preparations go until then! In fact, getting ahead of the game with your checklist during this fall season can make listing your home in the Spring much more seamless and low stress. If you are hoping to list your home in 2027, consider creating a plan for action this Fall that can help you be prepared to jump into the market as soon as it starts to pick up speed. Below are some key areas to focus your attention on as you create your “to-do” list.
EXTERIOR:
- Take pictures. You will need pictures for the online listing of your home, and what better time to capture your home than when it is surrounded by beautiful Fall foliage?! Take advantage of the beauty of fall to document the exterior of your home and help your listing stand out!
- Service outdoor systems. By winterizing outdoor faucets, draining irrigation or sprinkler lines, and tuning up your heating and HVAC systems before the first freeze, you are giving yourself a step up when Spring rolls around and all your systems run efficiently.
- Tackle trimming and landscaping. Not only do these things improve the appearance of your home, but they also prevent damage from ice dams and water throughout the Fall and Winter.
INTERIOR:
- Strategically declutter. One of the best ways to improve the appeal of your home as you show it is to declutter. This enables potential buyers to envision themselves in your space more easily, as well as creating a more peaceful and inviting environment for walk-throughs. Not to mention, it will make packing up and moving your things to a new home down the road just that much simpler!
- Make small repairs. Squeaky door hinges, chipped paint, and smudgy baseboards are all things that we can easily stop noticing in our own homes as we live in them day after day. But as you prepare to list your home, start paying close attention to the small things that need repaired and begin to tackle them so your “to-do” list is already mostly done by the time the spring selling season rolls around.
- Schedule a pre-listing inspection. When you have a buyer interested in your home, they will typically hire a licensed professional to perform a thorough inspection of your home. By conducting a pre-listing inspection, you will already be aware of any structural, plumbing, or electrical issues ahead of time. This allows you plenty of time to hire contractors and fix any issues on your own schedule and budget, instead of being pushed by time constraints when making negotiations with a buyer in the spring.
By doing these things this Fall season, you will be setting yourself up for a much more positive and peaceful experience of listing and selling your home when the peak season rolls around.
